Tailored Three Waters Solutions for Your Development

Water infrastructure is a critical part of any successful property development. From water supply and wastewater to stormwater management, getting the right solution early can help avoid costly delays, redesigns and approval issues later.

At MIKIA Design and Construction Group, we provide practical and efficient Three Waters solutions for residential developments, subdivisions and existing property redevelopments. We assess existing infrastructure, identify capacity and connection requirements, and develop solutions tailored to the site, proposed development and relevant council requirements.

What we do

Wastewater & Stormwater Capacity Assessment

We assess existing wastewater and stormwater networks to understand whether they have sufficient capacity to support your proposed development. Where upgrades or extensions are required, we help identify practical solutions to manage additional flows and meet project requirements.

Water Supply Assessment

We assess existing water supply infrastructure, including connection requirements, flow and pressure considerations, to determine whether the available network can support your development. This helps ensure a reliable water supply for both residential and commercial projects.

Three Waters Network Design

Our team can design wastewater, stormwater and water supply systems for new developments and infrastructure upgrades. We consider the existing site conditions, proposed development and council requirements to create practical, efficient and future-ready solutions.

From Assessment to Delivery

We take a coordinated approach to Three Waters, working alongside our design, engineering and construction teams to help identify infrastructure requirements early and incorporate them into the wider project.

Plan it right. Design it right. Build it right.

Earthworks, Retaining Walls & Erosion and Sediment Control

Effective earthworks are fundamental to preparing a site for development. Whether you are building a new home, developing a subdivision or redeveloping an existing property, careful planning of ground levels, cut and fill, retaining structures and stormwater management can have a significant impact on the success of your project.

At MIKIA Design and Construction Group, we provide practical earthworks and site development solutions that consider the existing terrain, proposed development, drainage requirements and relevant council requirements. Our approach helps create safe, functional and construction-ready sites while managing the effects of land disturbance.

Earthworks Design & Cut and Fill Analysis

We assess existing and proposed ground levels to determine the most effective approach to shaping the site. Cut and fill analysis helps optimise earth movement, minimise unnecessary material import or disposal, and establish suitable levels for buildings, driveways, roads and other site infrastructure.

Retaining Wall Design

Where changes in ground levels require retaining structures, we assess the site conditions and proposed levels to determine appropriate retaining solutions. Retaining wall design considers factors such as ground conditions, loading, drainage, stability and surrounding structures. Where required, engineering input is incorporated to support safe and compliant design.

Erosion & Sediment Control

Earthworks can expose soil to rainfall and runoff, increasing the risk of erosion and sediment entering neighbouring properties, drainage systems and waterways. We develop erosion and sediment control measures appropriate to the scale and nature of the earthworks, helping minimise these effects and meet relevant requirements. Auckland Council's GD05 provides technical guidance for erosion and sediment control associated with land-disturbing activities in the Auckland region.

Finished Ground Level Design

We establish proposed finished ground levels to support effective site drainage, building platforms, access and surrounding infrastructure. Careful level design helps ensure the completed site functions as intended and integrates with the wider development.

Earthworks Management & Documentation

We prepare the plans and technical documentation required to support earthworks and development projects, including earthworks layouts, levels, cut and fill information and erosion and sediment control measures.

Practical Solutions from Design to Construction

Our integrated design and construction experience allows us to consider not only how earthworks are designed, but also how they will be constructed. By addressing ground levels, retaining, drainage and erosion control together, we help identify potential issues early and deliver practical solutions for your project.

Flood & Overland Flow Path Assessments

Flooding and overland flow paths can have a significant impact on the development potential, design and consenting of a property. Identifying these constraints early allows you to make informed decisions about site layout, building locations, finished floor levels, drainage and flood mitigation.

At MIKIA Design and Construction Group, we assess flood hazards and overland flow paths for residential developments, subdivisions and property upgrades. We review available flood information, site conditions and proposed development to understand potential risks and develop practical solutions that meet project and council requirements.

Understanding Flood Risk

Council flood maps provide an important starting point, but mapped flood hazards and overland flow paths may require further site-specific assessment when development is proposed. Overland flow paths provide a route for stormwater when rainfall exceeds the capacity of the piped network, so maintaining safe and effective flow is an important consideration in development. A detailed assessment can help determine how floodwater may affect the site and surrounding properties and whether changes to the proposed development, drainage or ground levels are required.

Our Flood & Overland Flow Path Services

  • Flood hazard and overland flow path assessments
  • Site and catchment analysis
  • Flood level and flow assessment
  • Stormwater and flood modelling
  • Assessment of proposed building and development locations

Plan With Confidence

Understanding flood risk before design and construction can help avoid costly changes later. Our approach is to identify potential constraints early, assess their impact on your development and work towards practical solutions that manage flood risk while supporting your development objectives.

We design new public roads and vehicle access for subdivisions and developments to the requirements of the relevant council. That covers road layout, widths, gradients, drainage, footpaths and connections to the existing network, with drawings ready for approval.

What is included

  • Road layout and widths
  • Gradients and drainage
  • Footpaths and connections to the existing network
  • Drawings prepared for council approval

Why it matters

Roads and access shape how a subdivision works and what council will accept. Getting them right early avoids redesign later.

Stormwater Mitigation Tank Design

Development can increase the amount of impervious surface on a property, changing how quickly rainwater runs off the site. Where stormwater mitigation is required, a properly designed tank can help manage runoff by storing stormwater and controlling its release into the drainage network.

At MIKIA Design and Construction Group, we design practical stormwater tank solutions for residential developments, subdivisions and property upgrades. We assess the site's existing conditions, impervious areas, stormwater requirements and available discharge options to determine an appropriate mitigation solution.

Stormwater Retention & Detention

Depending on the project requirements, tanks can be designed to retain rainwater for reuse, detain stormwater temporarily, or combine both functions in a dual-purpose system. Detention tanks temporarily store runoff and release it at a controlled rate, helping reduce the impact of increased runoff on downstream infrastructure.

Tank Sizing & Mitigation Calculations

We determine the required storage volume based on the site's characteristics, proposed impervious areas, rainfall and applicable stormwater mitigation requirements. Auckland Council's guidance provides methods for calculating retention and detention volumes and designing suitable stormwater management devices.

Site-Specific Design

Every property has different site conditions and stormwater constraints. We consider roof areas, hardstand areas, existing drainage infrastructure, discharge points, site levels and available space when developing the tank solution.

Connection & Discharge Design

A mitigation tank needs to work as part of the wider stormwater system. We consider the proposed outlet, controlled discharge rate, overflow arrangements and connection to the existing stormwater network to provide a practical and functional solution.

Consent & Documentation

Where required, we prepare the design information and supporting documentation for building consent, resource consent and other relevant approvals. Auckland Council notes that detention and retention tanks are drainage work and may require building consent, depending on the proposed system and use.

Practical Stormwater Solutions

Our approach is to integrate stormwater mitigation with the wider site design, helping manage runoff while making efficient use of the available space. From assessment and calculations through to design and documentation, we provide a coordinated solution suited to your development.

A well-designed parking and access layout is essential for the safe and efficient use of any development. From a new home or minor dwelling to a multi-unit development or subdivision, the location of parking spaces, driveway gradients, vehicle access and manoeuvring areas needs to work together with the overall site design.

At MIKIA Design and Construction Group, we provide practical parking, driveway and vehicle manoeuvring solutions for residential and property development projects. We consider site constraints, vehicle movements, access requirements and applicable council standards to develop layouts that are functional, safe and suitable for the proposed development.

Parking Layout Design

We design parking layouts that make efficient use of available space while providing appropriate access to and from each parking space. Our designs consider parking dimensions, site constraints, pedestrian movement and the requirements applicable to the development.

Driveway & Vehicle Access Design

We design vehicle access and driveways to provide safe and practical connections between the property and the road network. We consider driveway location, width, gradients, visibility and the relationship with existing footpaths, vehicle crossings and surrounding properties.

Vehicle Manoeuvring & Tracking

Adequate manoeuvring space is critical, particularly on compact sites and multi-unit developments. We use vehicle tracking to assess how vehicles enter, turn, park and exit the site, helping ensure the proposed layout can accommodate the intended vehicle movements without unnecessary or unsafe manoeuvring. Auckland transport provisions include requirements and guidance around vehicle tracking, access and manoeuvring areas.

Parking & Access for Developments

For subdivisions, multi-unit developments and property intensification projects, we integrate parking and access requirements into the wider site layout. This helps coordinate vehicle access with buildings, pedestrian paths, landscaping, stormwater infrastructure and other site elements.

Driveway Gradients & Site Levels

On sloping sites, driveway gradients and changes in ground levels can significantly affect vehicle access. We assess proposed levels and gradients to develop practical access solutions that work with the existing terrain and overall site design.

Practical, Site-Specific Solutions

Every property presents different challenges. Our approach is to understand the site and proposed development first, then develop a parking and access solution that makes efficient use of the available space while addressing safety, functionality and relevant requirements.

From parking layout to vehicle access and manoeuvring, we help create development sites that work in practice, not just on paper.

Effective stormwater management is an important part of any successful development. As sites become more developed and impervious areas increase, the volume and rate of stormwater runoff can also increase, placing additional pressure on existing drainage networks and receiving environments.

At MIKIA Design and Construction Group, we provide practical stormwater design solutions for residential developments, subdivisions and commercial projects. We assess the site's existing conditions, proposed development, catchment characteristics and discharge requirements to develop stormwater systems that manage runoff effectively and meet relevant council requirements.

Stormwater Conveyance Design

We design stormwater conveyance systems to safely collect and direct runoff from roofs, driveways, roads and other impervious areas. Solutions may include piped networks, channels, swales, culverts and other drainage infrastructure, depending on the site and project requirements.

Stormwater Quantity Management

Development can change both the volume and rate of stormwater runoff. We design retention and detention solutions to help manage these changes and control stormwater discharge. Depending on the site, solutions may include detention tanks, retention systems and other stormwater management devices.

Stormwater Quality Treatment

Stormwater can carry sediment, metals, hydrocarbons and other contaminants from developed surfaces into the receiving environment. We design treatment solutions to reduce these contaminants before stormwater is discharged, with the treatment approach selected according to the site, catchment and receiving environment.

Rain Garden Design

Rain gardens are a practical water-sensitive design solution that can help treat and manage stormwater close to where runoff is generated. They use specially selected soils and vegetation to filter and treat stormwater while also providing an attractive landscape feature. We can incorporate rain gardens and other bioretention systems into residential and development projects where they provide an appropriate stormwater management solution. Auckland Council's stormwater guidance identifies rain gardens and bioretention devices as options for stormwater treatment and hydrological management.

Wetland Design

Constructed wetlands can provide both stormwater treatment and flow management while creating additional ecological and landscape benefits. They can be particularly useful for larger developments where sufficient land is available for a treatment and detention system. We consider factors such as catchment area, inflows, water quality requirements, storage, vegetation, maintenance and discharge conditions when developing wetland-based stormwater solutions. Auckland Council recognises constructed wetlands as a stormwater treatment option within a water-sensitive design approach.

Integrated Stormwater Solutions

We look at stormwater as part of the overall site design rather than as a standalone drainage system. Our solutions can integrate pipes, overland flow paths, tanks, rain gardens, wetlands, swales and other devices to manage stormwater quantity and quality while working with the site's natural characteristics.

Practical Stormwater Design from Assessment to Delivery

From initial assessment and calculations through to detailed design and documentation, we provide coordinated stormwater solutions that consider the development, the existing network and the receiving environment.

Our goal is simple: manage stormwater effectively, protect the surrounding environment and create practical solutions that work for your development.

On-Site Wastewater Treatment Design

Where a property is not connected to a reticulated wastewater network, an appropriately designed on-site wastewater treatment and disposal system is essential for the safe and effective management of wastewater. The right solution needs to consider the site, soil conditions, expected wastewater flows, treatment requirements and available land for disposal.

At MIKIA Design and Construction Group, we provide site-specific on-site wastewater solutions for residential developments, subdivisions and properties without access to a public wastewater network. We assess the site constraints and proposed development to determine a practical treatment and land application solution that meets applicable requirements.

Site & Soil Assessment

The suitability of an on-site wastewater system depends heavily on the characteristics of the property. We assess factors such as site topography, soil conditions, available land area, groundwater, surface water, setbacks and proximity to neighbouring properties to determine the site's capacity for wastewater treatment and disposal. Auckland Council's guidance identifies site assessment as a key first step in determining the appropriate system and disposal method.

Wastewater Flow & System Sizing

We assess the proposed occupancy and expected wastewater generation to establish an appropriate design flow. This provides the basis for selecting the treatment capacity and sizing the disposal system to accommodate expected peak flows.

Treatment System Design

We help determine an appropriate level of wastewater treatment based on the site, proposed use and applicable requirements. Depending on the project, solutions may include primary, secondary or tertiary treatment systems. The treatment process is selected to achieve the required effluent quality before wastewater is discharged to the land application area.

Land Application & Disposal Design

Treated wastewater needs to be safely dispersed within a suitable land application area. We design the disposal system based on soil characteristics, hydraulic loading, available area and site constraints. Where required, we also allow for a suitable reserve disposal area for future use. Auckland Council's rules specifically consider the design and performance of the land disposal system, application rate and provision of reserve land.

Effluent Quality & Environmental Protection

Our designs consider the potential effects of wastewater discharge on groundwater, surface water, neighbouring properties and the surrounding environment. Appropriate treatment and disposal methods help reduce the risk of contamination and support the long-term performance of the system.

Consenting & Technical Documentation

Where approval is required, we prepare the technical information needed to support building and resource consent applications. The applicable consent pathway depends on the proposed system, site conditions, discharge characteristics and relevant planning requirements.

Practical, Site-Specific Solutions

Every property presents different challenges. Our approach is to assess the site first, understand the proposed development and then develop an on-site wastewater solution that is practical, appropriately designed and suited to the site's long-term requirements.

From site assessment and system selection through to disposal design and consenting, we provide a coordinated approach to on-site wastewater management.
